How much does it cost to build a custom home?
It depends on size, design, finishes, and especially your lot. We'll give you a realistic range at the first meeting and a detailed written proposal once the design is set.
Can you build on my land?
Yes. Building on client-owned land is one of our specialties. We start with a feasibility visit to identify site costs early.
Do you handle the septic and well?
Yes. We coordinate the test holes required for the septic site evaluation and are certified to install basic septic systems in Idaho. Wells are drilled by a licensed Idaho well driller, and we coordinate the schedule.
What is an ICF home?
ICF stands for insulated concrete forms: hollow foam blocks that are stacked, reinforced with steel, and filled with concrete to form the walls. The foam stays in place as insulation on both sides of a solid concrete wall. The result is a quieter, more comfortable, more durable home. Read about building with ICF.
Do you build at Bear Lake?
Yes, on the Idaho side, including Fish Haven, St. Charles, Paris, Bloomington, and the Montpelier area in Bear Lake County. We specialize in luxury custom homes there. We build in Idaho only. Learn more.
Do you build contractor grade or upgraded homes?
Both. We build to your budget and taste, from solid contractor-grade homes to fully upgraded and luxury custom builds. Upgrades are offered by finish tier (contractor grade, upgraded, and premium) on each plan, and every option is priced in writing before you commit.
Can you help me buy land or sell my current home?
Yes. Betty Sessions, Benjamin's wife, is a real estate agent licensed in Idaho and Utah with Cornerstone Real Estate Professionals. She can help you buy or sell homes and land in either state, including selling your current home, while she and Benjamin design your new home together and Benjamin builds it in Idaho. (Silver Spurs builds in Idaho only.) Call Betty at (801) 556-4994.
Do I have to use your plans?
No. You can choose one of our plans, modify one, or bring your own.
How long will it take?
Every project is different. Design, financing, and permits come first, then construction. We set your written schedule once your lot, design, and financing are confirmed. Making selections by their deadlines is the best way to stay on schedule.
What if I want to change something during construction?
Changes are welcome, but they're priced and signed as a change order before the work is done. Changes after a phase is complete cost more and can affect the schedule.
Do I need to be pre-approved before we start?
Yes, and it's easy. Before a build contract is signed, you'll get pre-approved with our preferred lender, Caleb Adams of Caleb Adams Mortgage. Reach him at (208) 604-7810. Knowing your budget up front means no surprises later, and it keeps the design focused on a home you'll love and can comfortably afford.
How do payments work?
Most clients use a construction loan, often through our preferred lender, Caleb Adams. The lender pays us in draws as work is completed and you typically pay interest only on what's been drawn. Cash buyers agree on a payment schedule in the contract.
What warranty do you offer?
Every new home we build comes with a 1-year limited warranty on new construction. The details are spelled out in your contract, and if something comes up, call or email us and we'll take care of it.
Are you licensed and insured?
Yes. Silver Spurs Construction has been licensed and insured as a builder in Idaho since 2022. Our Idaho contractor registration number is RCE-64111. Insurance certificates are available on request.
